    Ajax publishes its current development-charge pamphlet and by-law materials, with Town, Durham Region, and education components identified for development. Rates and indexing change over time.

    Use the schedule effective at the project milestone and show each authority. If the permit date could move, keep an indexing allowance rather than relying on the current total exactly.

    CIP incentives are tied to defined areas and applications

    Ajax maintains Community Improvement Plans for Downtown Ajax and Pickering Village, with municipal programs intended to support qualifying improvement or redevelopment. Boundaries, eligible costs, intake, and approvals are program-specific.

    Confirm that the parcel and work qualify before including a benefit. Many programs require approval before work begins and may reimburse after completion, which changes the construction cash need.

    The Town publishes separate processes for official plan, zoning, site plan, subdivision, consent, and other development applications. Each has its own submissions, review, and decision path.
